    Planning & compliance FAQ

    Do I need planning permission for a 20 m² rear extension?

    No, if your house hasn’t been extended before you can add up to 40 m² at ground level under national exemptions. Heritage façades or tall side walls still trigger permission.

    What about a 40 m² extension?

    As long as total combined extensions remain under 40 m² and heights stay ≤ 4 m (flat) or ridge ≤ 6 m (pitched), you’re exempt.

    What insulation spec meets 2025 regs?

    External walls need ≤ 0.21 W/m²K (we design to 0.20). Roofs 0.16–0.20 W/m²K.

    Even small extensions can pick up SEAI wall-insulation grants if you upgrade adjoining walls or add attic insulation at the same time.

      Most Silver projects wrap in 8–10 weeks, Gold in 10–12 weeks and Diamond (with extension) in 14–18 weeks — all within a single season so you avoid winter snagging.

      Do I have to leave the house?
      Not necessarily. Clients usually stay put, moving into a spare room during floor insulation or bathroom refits. SuperHomes data shows 90% of deep-retrofit occupants remain on site.

      What drives the price up or down?
      Glazing spec, roof form, and access. Slim-frame sliders add ~30% to a standard PVC door; tight urban lanes in Monkstown or Blackrock need extra scaffold and waste logistics.

      Will a heat-pump really keep the house warm?
      Yes — once we hit an airtightness of ≤ 5 m³/hr·m² and wall/roof U-values of ≈ 0.27 W/m²K, a modern heat-pump easily holds 20 °C rooms even on frosty mornings.

      What’s excluded from package prices?
      Professional fees (architect, engineer, BER assessor) and any planning levies; roof/attic works are excluded in Silver; see each package list for details. Re-quotes are issued if scope changes.
