Do I need planning permission for a 20 m² rear extension?
No, if your house hasn’t been extended before you can add up to 40 m² at ground level under national exemptions. Heritage façades or tall side walls still trigger permission.
What about a 40 m² extension?
As long as total combined extensions remain under 40 m² and heights stay ≤ 4 m (flat) or ridge ≤ 6 m (pitched), you’re exempt.
What insulation spec meets 2025 regs?
